What Was So Special About This Real Estate Ad?
People often get worked up when they see an advertisement that hits a nerve. They begin to post comments, some bad and some good! This is precisely what we want. It really doesn’t matter what kind of attention our real estate ad gets, we just want attention. We figure most people have brains enough to discern a good product or service despite what negative people project.
We want to design an advertisement that gets noticed. In Guelph, and likely every city, Realtors and private sellers fall prey to conformity. They print the same boring real estate ads in the newspaper. They do a Facebook post and tell all their friends to share it… great right? Well yes, and we also do that, but what about being the one ad that gets noticed, and noticed by a lot of people!
Here is an example of a project that just wasn’t getting the attention we thought it should get. 3 weeks into the listing and we had no offers. We were baffled and surprised that the market seemed to stall out. Our thoughts were that we were aggressively priced for the area. The home was well cared for and looked great! We had some interest but no bites. What can we do besides print another $200 ad in the local newspaper, or hold another open house?
Here is What We Did!
We selected a picture of the property that was unique and raised a question or two. We didn’t want people to have all the answers from the picture either. We find that questions cause people to think and people want to find out the answer. They can’t click away until they at least click on the image…
Our question was “This door is waiting to be opened. will you be the one?” We followed this with an invitation to visit our open house. The results were outstanding. We couldn’t get the number of people we wanted to open the door physically through traditional marketing, so we virtually opened the door for them…
By using Facebook advertising we were able to select the demographics and location of the target audience, in addition to their interests. This ad cost us approximately $100 and came with tangible results, unlike the newspaper which we can never choose our audience or guarantee their readership. Newspaper cannot give us a click through to our website or virtual tour either. Compare this strategy at $100, to $200 for print….
So What Happened With This Real Estate Ad?
