The Home Selling Process: DNA Homes will provide you with personal, down-to-earth guidance to the home selling process. We will provide in-depth details about the current real estate market, set a realistic and fair market value for your home, and seamlessly advise you through the entire process right until the day you move. Below you will find an outline of our process.
1). We will meet with you to discuss your plans and how we can work together throughout the home selling process to accomplish your goals by getting you the most amount of money for your home, in a reasonable amount of time, and put the most amount of money in your pockets! This is called a pre-listing appointment. Once we have agreed that we are a good fit for each other, we will sign a listing contract. We will then set a listing price, create a unique marketing plan, engage our home selling team members (stager, photographer, inspector, mortgage, etc…), and set a date for your listing to go live.

2). We will explain our role in the real estate selling process, and explain the Real Estate Agency relationships as described by RECO. We will ensure that you understand the advantages of using a REALTOR® and what your rights are as a seller. We will even talk about what happens if our brokerage represents a buyer, and how that will be handled.
3). We will continue to educate you throughout the listing period about the market and how your home stacks up against the competition. This is includes recently sold homes, showing feedback and traffic statistics.
4). DNA Homes will personally handle ALL showing requests and verify the legitimacy of the requesting real estate professional’s RECO registration. You won’t have to worry about who is really showing your home. Your home will not be shown without your consent or knowledge.
5). When an Offer is received we will meet with you prior to the Offer presentation to develop a strategy for negotiations, so that you are not surprised or stressed. You will be confident and will be able to focus on what is important. We will guide you through the Offer and ensure that your interests are being look after and reach an agreement that is suitable. Every detail of the Offer will be explained, and the advantages or disadvantages of the conditions in the Offer discussed.
6). Our team will update you on the progress of the accepted offer and the conditions it may contain. These would be items like a home inspection condition, a financing condition or the coordination of an appraisal by a lender. We will work closely with the Buyer brokerage to keep on top of any potential issues or road blocks and work hard to remedy them. This can be an anxious time for you as a home seller and we will make this waiting period as stress free a s possible.
7). After the Offer goes firm, you can breathe a sigh of relief but our work is not done. Our team will continue to monitor the progress of the transaction. We will be in communication with your purchase lender, your lawyer and the buyer brokerage to ensure that everything is going according to plan. If amendments are required such as moving a closing date, we will guide you through that.
8). On the day before closing the Buyer will want to inspect the property one further time. DNA Homes will handle this request in a similar fashion as we did for viewings during the initial listing period. The Buyer will walk through the property and make sure everything is in order. If there are issues we will handle them.
9). On the closing day your lawyer will hand you a cheque and you will be able to move into your new home!
10). Dita and Andrew will follow up with you post closing to see how things went and make sure you have had a good experience. At this time we will ask for your genuine feedback and for any referrals.

It really doesn’t matter what kind of attention our real estate ad gets, we just want attention. We figure most people have brains enough to discern a good product or service despite what negative people project.
We want to design an advertisement that gets noticed. In Guelph, and likely every city, Realtors and private sellers fall prey to conformity. They print the same boring real estate ads in the newspaper. They do a Facebook post and tell all their friends to share it… great right? Well yes, and we also do that, but what about being the one ad that gets noticed, and noticed by a lot of people!
Here is an example of a project that just wasn’t getting the attention we thought it should get. 3 weeks into the listing and we had no offers. We were baffled and surprised that the market seemed to stall out. Our thoughts were that we were aggressively priced for the area. The home was well cared for and looked great! We had some interest but no bites. What can we do besides print another $200 ad in the local newspaper, or hold another open house?
Here is What We Did!
We selected a picture of the property that was unique and raised a question or two. We didn’t want people to have all the answers from the picture either. We find that questions cause people to think and people want to find out the answer. They can’t click away until they at least click on the image…
Our question was “This door is waiting to be opened. will you be the one?” We followed this with an invitation to visit our open house. The results were outstanding. We couldn’t get the number of people we wanted to open the door physically through traditional marketing, so we virtually opened the door for them…
By using Facebook advertising we were able to select the demographics and location of the target audience, in addition to their interests. This ad cost us approximately $100 and came with tangible results, unlike the newspaper which we can never choose our audience or guarantee their readership. Newspaper cannot give us a click through to our website or virtual tour either. Compare this strategy at $100, to $200 for print….
