Recently we saw a need to create some kind of public database of listings that are coming soon to the real estate market. Well creating a database was not something we thought would be fun, however we created a website that features “our” listings that are coming soon. We have also set up an opt-in email list to be notified of when listings come to market. We will try to include other listings from our brokerage but we don’t always know about everything, so for now, it is based on our own listings.
How Do We Do This?
Usually we know that a person is going to list their house weeks and sometimes months in advance. We use this time to properly prepare the home to show it’s best and pre-market it in order to get people excited. So why not put up a “coming soon” sign and add a website listing with a few pictures and updates on the progress?
Does Coming Soon Marketing Work?
So far the response has been tremendous. People love the idea that they have a chance to get their “stuff” together before the listing comes to the general public. It is like getting a head start on a 100 metre dash! In this hot market, people need all the help they can get.
