According to Peter Goffin of The Canadian Press, experts are predicting an increase in overall back-to-school spending for 2016. The projected 4.5% increase is due in part to the new Canada Child Benefit, which was effective July 2016.

According to the Toronto Star, the projected dollar amount spent per student is an alarming $461 – which includes money spent on school supplies, new shoes, and clothes.

Where does this leave families on the hunt for the perfect new home?

This summer Guelph has experienced an extremely high number of properties sold, with some experts suggesting that the market would be hotter if more homeowners were willing to sell. The average price of homes sold in July 2016 was $425,635, up 10.6 per cent from levels in July 2015. The year-to-date average price figure was $413,313, rising 9.6 per cent from the same period in 2015.

The Home Selling Process: DNA Homes will provide you with personal, down-to-earth guidance to the home selling process. We will provide in-depth details about the current real estate market, set a realistic and fair market value for your home, and seamlessly advise you through the entire process right until the day you move. Below you will find an outline of our process.

1). We will meet with you to discuss your plans and how we can work together throughout the home selling process to accomplish your goals by getting you the most amount of money for your home, in a reasonable amount of time, and put the most amount of money in your pockets! This is called a pre-listing appointment.  Once we have agreed that we are a good fit for each other, we will sign a listing contract. We will then set a listing price, create a unique marketing plan, engage our home selling team members (stager, photographer, inspector, mortgage, etc…), and set a date for your listing to go live.

2). We will explain our role in the real estate selling process, and explain the Real Estate Agency relationships as described by RECO. We will ensure that you understand the advantages of using a REALTOR® and what your rights are as a seller.  We will even talk about what happens if our brokerage represents a buyer, and how that will be handled.

 

3). We will continue to educate you throughout the listing period about the market and how your home stacks up against the competition.  This is includes recently sold homes, showing feedback and traffic statistics.

4). DNA Homes will personally handle ALL showing requests and verify the legitimacy of the requesting real estate professional’s RECO registration. You won’t have to worry about who is really showing your home. Your home will not be shown without your consent or knowledge. 

 5). When an Offer is received we will meet with you prior to the Offer presentation to develop a strategy for negotiations, so that you are not surprised or stressed. You will be confident and will be able to focus on what is important. We will guide you through the Offer and ensure that your interests are being look after and reach an agreement that is suitable. Every detail of the Offer will be explained, and the advantages or disadvantages of the conditions in the Offer discussed.

6). Our team will update you on the progress of the accepted offer and the conditions it may contain. 7). After the Offer goes firm, you can breathe a sigh of relief but our work is not done.  Our team will continue to monitor the progress of the transaction.  We will be in communication with your purchase lender, your lawyer and the buyer brokerage to ensure that everything is going according to plan.  If amendments are required such as moving a closing date, we will guide you through that.

8). On the day before closing the Buyer will want to inspect the property one further time.  DNA Homes will handle this request in a similar fashion as we did for viewings during the initial listing period.  The Buyer will walk through the property and make sure everything is in order.  If there are issues we will handle them.

9). On the closing day your lawyer will hand you a cheque and you will be able to move into your new home!

10). Dita and Andrew will follow up with you post closing to see how things went and make sure you have had a good experience. At this time we will ask for your genuine feedback and for any referrals.

Increase to Minimum Down Payments

Increase to Minimum Down Payments

Today, the government announced its intent to raise the minimum down payment requirements on homes valued over $500,000. Requirements will remain at 5 per cent down payment for homes under 500,000. Any amount over $500,000 will require a 10 per cent down payment. For example a $700,000 home will require a $45,000 down payment, 5 per cent on $500,000 and 10 per cent down on the remaining $200,000. The announced changes will take effect on February 15, 2016.

The government cites its desire to “contain risks in the housing market” as the reason for its decision.

As you know, the issue of an increase to minimum down payments is something CREA has effectively and successfully fought against since 2011. We are very disappointed with this decision and have communicated to the government and the media our concerns. That said, we believe the tiered approach the government is taking is preferable to an increase in minimum down payments for all consumers, given the importance of first time homebuyers to the market and the economy.

CREA will continue to advocate for homebuyers, sellers and members on this issue. Members should watch their inboxes and the REALTOR Action Network (RAN) for developments on this file.

Canada’s housing market is a key component of Canada’s overall economic stability and an important job creator.
In 2015 each home sale generates an estimated $51,409 in spin-off spending. This translates into one job for every three transactions. Home sales and purchase in 2016 will add an estimate $26 billion in spin-off consumer spending and creates nearly $183,000 jobs.
Indeed, our economy grew at 2.3 per cent in the last quarter, and home sales and purchases were a significant reason for that growth.
Given the tools available to the government to intervene in the housing market we believe today’s announcement will cause unintended collateral damage to markets beyond Toronto and Vancouver.
It could turn buyers and balanced markets into distressed markets, at a time when our economy is struggling.

Everybody loves a good pie.  I love this time of year because my mother makes the best apple pie ever. When it comes to homes in Guelph, I love pie shaped lots!  The first rule of real estate is to buy what cannot change, and in this case you cannot change the lot size!  They just don’t make many large lots any more.  Builders try to get the most value per square foot out of their developments and the lot size is the first to go.  Finding a detached home these days is hard enough, finding one with a large lot or even a pie shaped lot is even harder.
