<p>The University of Guelph plans to strenuously oppose two student highrises proposed for the southeast corner of Stone Road and Gordon Street when the Ontario Municipal Board hears the case, says university president Alastair Summerlee.</p>
<p>The U of G is still considering what sort of status to apply for at the OMB. “We will be seeking whatever is the appropriate way to appear before the OMB,” Summerlee said. “This is not a project the university is in favour of,” he said in an interview late last week. “The size and the scale of the proposal is way beyond what we would see as appropriate.”</p>

<p>As well as affecting traffic in the area in a “catastrophic” way, Summerlee said the highrises would be “in direct competition” with student accommodation provided by the university. He said he thinks students, including first-year students, would be drawn to the highrises due to the “quality” of the accommodations and “the freedom that is created” by living there, instead of in campus housing.   The U of G guarantees a spot in residence for all first-year students and encourages first-year students to live in campus housing, much of it in aging buildings. Some students in their second, third and fourth years also live in university residences, Summerlee said.</p>

<p>As well as residence rooms, the university offers a lot of “self-catering apartments” with kitchen facilities, such as the three towers of East Residence, he said.</p>
<p>If students choose to live in the proposed highrises, instead of in university accommodation, “we would lose money,” he said.</p>

<p>Because of a shortage of residence space last fall, the U of G rented a wing of the Best Western Royal Brock Hotel &amp; Conference Centre for use by students during the 2011-12 academic year. This student housing arrangement has proved “very successful,” Summerlee noted when he was asked if the university might be interested in building its own residences on the Best Western property.</p>

<p>However, the hotel owner and Mississauga-based developer Abode Varsity Living have already made a deal for the land, “so I don’t believe the property is even available on the market,” he said.</p>
<p>Abode’s plan to build 14- and 16-storey highrises, with 1,500 bedrooms in a total of 341 units, was made public in November 2010.</p>

<p>An initial public meeting on the matter in January 2011 was followed by months of discussion between the developer and the Mayfield Park Community Association, aided by a facilitator hired by the city. Those talks ended in December when Abode appealed the matter to the OMB, on the grounds that the city has failed to make a decision on its application for zoning and Official Plan changes within the time frame set out by the provincial Planning Act.</p>

			<content:encoded><![CDATA[<p>Lately there seems to be a plethora of condo projects being planned in Guelph.  The two major competing luxury condos projects are the Tricar Project downtown Guelph and the Meloul Blamey luxury condo project on Gordon.</p>

<p>Both of these projects are claiming to offer a luxury dwelling unlike anything Guelph has ever seen.  They cater to two completely different markets. One project, the downtown Tricar project (building name yet to be released) offers a downtown urban lifestyle with close proximately to the entertain district, the River Run Centre, and Sleeman Centre.  It also has access to the river trails, and the go train station.</p>

The concept of the building design is to have the majority of the units facing the conservation wetlands, and all units having massive balconies or patios. Price ranges will be from $280,000 &#8211; $500,000. This project in my opinion will be a higher standard than the other, and bring the outside inside. the feel will be less apartmenty.</p>
